Advantages of the Sector Model: It looks at the effect of transport and communication links. Numerous cities do seem to have followed this model. If turned 90 degrees anti-clockwise, the Hoyt model fits the city of Newcastle upon Tyne reasonably accurately.

What is different about how Hoyt developed his city model?

The Hoyt model realized that transportation (in particular) and access to resources caused a disruption of the Burgess model. Transport linkages profoundly influence activities and their locations. Low transportation cost and proximity to roads/railway reduce the cost of production. This model applies well to Chicago.

How would you describe a Hoyt model?

Hoyt’s model suggests that people will live in the different sectors based on income levels. Since desirable land (near lakes, hills, places away from the smells of the factories) was more expensive, the elite class neighborhoods were built in zones separated from lower, working-class zones.

In 1925, Burgess proposed a descriptive urban land use model that divided cities into concentric circles expanding from downtown to the suburbs. This representation was built from Burgess’s observations of several American cities, notably Chicago, for which he provided empirical evidence.

The Burgess model suggests that cities grow outwards in concentric rings (circles!). The Hoyt model suggests that cities grow in sectors or wedges along communication lines such as roads, rivers and rail. In zone 1 you find the original site of the settlement where the city originally started.

The strength of this model is that the lower class lives close to the manufacturing area and CBD, making it easier to commute. The wealthier class live farther away. The weaknesses of this model is that the abrupt division between zones is really non-existent.
